A.                     Issue

The applicant has requested that the Board consider exemptions to the following:

                     Vehicle Storage Lot - Distance from Lot Lines (City Code 8.44.080): No motor vehicle, other vehicle or trailer shall be parked, placed, stored or in any manner displayed within two (2) feet of any front, side or rear lot line of any lot or parcel of land.

                     Parking Lot Drive Aisle Width: For 2-way traffic with 90-degree parking lot stalls, a drive aisle width of 24 feet must be provided per City of Wauwatosa parking lot standards.

 

 

B.                     Background/Options 

According to City Code 8.44.080, parked vehicles must not be within two (2) feet of a property line.  To account for vehicular overhang, curbs must be located a minimum distance of three (3) feet from the property line to the face of the curb.  As shown on the attached exhibit, the applicant has proposed a two (2) foot offset from the back of curb to the west property line.  This sets the face of the curb at 2.5 from the west property line.  The adjacent property to the west currently consists of a surface parking lot and building.  The existing adjacent building does not have any windows on the façade that will face the proposed parking lot.

 

City of Wauwatosa parking lot standards require a drive aisle width of 24 feet for 90-degree parking lot stalls and 2-way traffic.  As shown on the attached exhibit, the applicant has proposed a 22.8 feet drive aisle width. 

 

The applicant is requesting exemptions to parking lot dimension requirements due to site constraints between the existing building and the west property line. The current layout prevents the redevelopment from meeting both the minimum drive aisle width and the required offset from the property line. Therefore, the applicant is seeking exemptions from these requirements to allow for more efficient use of the space while maintaining safety and functionality.

Staff recommends approval of the vehicle storage distance from lot line exemption and of a proposed drive aisle width of 22.8 feet.
