A.                     Background/Options 

The City of Wauwatosa is proposing a Zoning Text Amendment to update the Zoning Code to align with the recently adopted Milwaukee County Research Park Master Plan. The Master Plan, adopted in March 2026, establishes a vision for transforming the Research Park from a traditional office park into a vibrant mixed-use district that integrates residential, commercial, office, park, and amenity spaces within a walkable environment.

The proposed amendments are intended to implement the recommendations of the Master Plan and facilitate the type of redevelopment envisioned for the Research Park. Key revisions include updates to the district purpose statement, reduced building setback requirements, removal of maximum lot coverage standards, modifications to lot dimension requirements, expansion of permitted land uses, and adjustments to building height standards along Mayfair Road.

Collectively, these amendments will provide greater flexibility for future development while ensuring the Zoning Code supports the long-term vision established in the Milwaukee County Research Park Master Plan.

The proposed amendments have been shared with Research Park property owners, business representatives, and other key stakeholders. Overall, feedback has been positive, with general support expressed for the proposed changes. A letter of support from a property owner within the Research Park is attached.

The required public hearing was held at the June 23, 2026, Common Council meeting. No members of the public spoke in favor of or in opposition to the proposed amendments.

 

 

B.                     Recommendation

Staff recommends adoption of the proposed ordinance.
