B. Staff Comments
Planning/Zoning Division
Operation of the facility is not anticipated to create parking issues in that:
• Peak operating times will be weekday evenings and weekends, when other businesses onsite are closed.
• A majority of participants will be under the age of 16 and will be dropped off and picked up for training sessions. Sufficient pick up and drop off spaces are available adjacent to the tenant space.
• The project has been conditioned to incorporate both short and long-term bike parking per City Code.
To ensure parking does not become an issue, a condition has been added indicating if the City receives parking complaints, the applicant must take corrective action to resolve parking issues to the satisfaction of the Planning Manager and Public Works Director. This may include but not be limited to reducing number of participants, modifying hours of operation, etc.
Seven (7) public notification letters related to the public hearing and project were sent per City regulations.
