A. Background/Options
The applicant is requesting a Conditional Use Permit for a 160,000 square-foot general warehousing and storage facility at 11800 W. Burleigh Street, within the Light Industrial (M1) and Heavy Industrial (M2) zoning districts. The proposed facility will be used for the storage of motorcycles, motorcycle parts, and archival museum items. In addition to warehousing, the facility will include a photo studio, mechanic space, and office area.
The surrounding land uses include industrial businesses to the north and west, Interstate 41 to the east, and commercial uses to the south. Proposed hours of operation are Monday through Friday, 7:00 a.m. to 5:00 p.m., with occasional item pickup and drop-off occurring on weekends.
Supporting documentation including the plan of operation, site plan, and floor plan are attached.

The required public hearing before the Common Council occurred on April 22, 2025 with only the applicant speaking in favor of the proposal. Twenty-one public notification letters related to the project were sent per City regulations.
