A. Background/Options
The applicant is requesting approval of a Conditional Use Permit to develop a 4-story, multi-unit residential development on a 3.67 acre property at the northwest corner of N. Mayfair Road and W. Wisconsin Avenue in the Special Purpose - Research Park and Mayfair Overlay (SP-RP/MAY) District. The project site currently serves as a parking area for the Irgens Research Park development.

The project contains 196 residential units with both surface and below-grade parking (275 parking spaces total) as well as long and short-term bike parking. Residential units consist of studio, one-bedroom, and two-bedroom units. Access to the site is proposed from Wisconsin Avenue. An access point is also provided at the north end of the site but is controlled with a gate. Project amenities include courtyard with pool and dog run, club room and kitchen, fitness center, pet spa, and electric vehicle chargers.

In November 2023, the City granted approval of a 4-story multi-unit residential development containing 201 units on the project site. Ultimately, the applicant decided to sell the property and not pursue the development.
