A. Background/Options
The applicant is requesting approval of a Conditional Use Permit for an indoor sports and recreation facility within an existing building located at 1435 N. 113th Street in the Light Industrial (M1) zone. Surrounding land uses are multi-family residential to the north and west and industrial uses to the south and east. The proposed "action park" will offer participants dry slides, sports courts, zip line mini go-carts, and other recreational activities. The proposed hours of operation are Monday through Thursday, from 1:00 pm to 8:30 pm; Friday, 11:00 am to 11:00 pm; Saturday, from 10:00 am to 11:00 pm; and Sunday, from 11:00 am to 8:30 pm. All business operations will occur inside the building.

B. Staff Comments
Planning/Zoning Division
Per Wauwatosa Municipal Code (WMC) Section 24.11.020, the Zoning Administrator is authorized to determine the parking requirement for a sports and recreation facility. To determine parking, the applicant provided parking data from three (3) other Slick City locations of similar size and it was determined that the facilities, at peak time, utilized no more than 102 parking spaces. Since the subject property contains 150 parking spaces, parking is not foreseen to be an issue. Furthermore, the facility will comply with the City's bicycle parking requirements by providing short term and long-term bicycle parking. Should there be issues, the project has been conditioned to address parking complaints.

Screening of any trash containers is required per WMC 24.12.040.A.3.
