A.                     Background/Options 

The applicant proposes to consolidate (5) parcels into one (1) parcel at the northern corner of Wauwatosa Avenue and Blanchard Street.   The land combination is being proposed to accommodate a multi-unit residential development that is discussed in the next agenda items.

 

The City’s Community Development Authority, with permission from the Common Council, issued a request for proposal (RFP) in 2020 to redevelop the parcels and selected Mandel Group as the preferred developer. 

 

 

B.                     Staff Comments

Planning/Zoning Division

The legal description for 7463 Harwood Avenue is described to the centerline of Harwood Avenue.  The applicant shall transfer the street right-of-way to the City via a deed prior to recording the CSM.

C.                     Recommendation

Staff recommends approval subject to:

1.                     Any technical corrections as identified by the Register of Deeds and City staff.

2.                     Easements/agreements will be required for public spaces including sidewalk and parking.  This can be done via separate documents.

3.                     Per State Statute 236.34 (2), the CSM is to be recorded within 12 months of the Common Council approval.
