A. Background/Options
The applicant is proposing to amend a Conditional Use Permit for an eating and drinking establishment (Growlers) at 6715 W. North Avenue in the Neighborhood/Village Trade and North Avenue Overlay (C1/NOR) District. The 2,450 square-foot eating and drinking establishment was approved in June 2023, and the applicant is now proposing to add a 680 square foot game room to the floor plan. The expansion will increase the facility occupancy from 99-142. No other changes to the facility are proposed.

B. Staff Comments
Planning/Zoning Division
The facility is replacing a previous eating and drinking establishment so no additional parking is required.

Twenty-two public notification letters related to the project were sent per City regulations.

All conditions on the previous Conditional Use Permit apply to the project and are incorporated herein. This includes limited operating hours on the outdoor patio area. The resolution is attached.

Building Division
Design Review Board approval required for rooftop equipment screening.

City Assessor's Office
Provide detailed costs of any alterations and/or new construction, as well as income and expense information as requested by the Assessor's office.

City Clerk's Office
Will need to amend their alcohol license premises description to include the new space. They can contact the Clerk's Office.
