A. Issue
Due to planned construction activities at the proposed development at 2825 N. Mayfair Road, the applicant has requested the following construction staging measures starting in July 2026 and ending in June 2027 within the public right-of-way due to insufficient setbacks for construction:
? Traffic lane closures in the southbound direction of N. Mayfair Road
? A sidewalk closure on the west side of N. Mayfair Road

B. Background/Options
The applicant has provided the following information regarding the proposed staging in the right-of-way. The staging will occur over three phases and is depicted on the attached plans.

Stage 1 will be a one lane southbound Mayfair Road closure.
? This stage would be related to the initial site preparation and construction of the building.
? One lane of southbound Mayfair Road would need to be closed during this stage.
? The pedestrians would be routed into the roadway. A four feet wide pedestrian pathway is proposed.
? This stage is anticipated to occur between the beginning of July 2026 to beginning of August 2026.

Stage 2 will be a two-lane southbound Mayfair Road closure.
? This stage would include the sanitary sewer connection to the main line, the sanitary lateral just past the back of the existing sidewalk, patching the roadway, and the removal and construction of the new curb and gutter.
? Two lanes of southbound Mayfair Road would need to be closed during this phase.
? The pedestrians would be routed around the utility excavation onto the site during the day and will require a pedestrian flagger. The pedestrian detour route will be five feet wide. At night there will be two fences provided to route the pedestrians around the utility trench safely.
