A. Issue
Request by James Oscar, on behalf of Advocate Aurora Healthcare, for an exception to the parking regulations of Wauwatosa Municipal Code (WMC) 24.11.020
B. Background/Options
The applicant is proposing an exception to the required parking ratio for a medical office building located at 2999 N. Mayfair Road. The required parking ratio for medical office space is 6.66 parking spaces for every 1,000 square feet of gross floor area. Based on the building square footage, the facility requires 399 stalls and there are 229 stalls onsite. With the deficiency, the applicant is proposing to remove up to 3 stalls (leaving a total of 226 stalls) to expand a maintenance & storage area within the parking structure.
In order to demonstrate there is a sufficient amount of parking onsite to support a reduction in stalls, parking counts were taken during peak AM and PM times, on five (5) separate weekdays, within the onsite parking structure. The counts showed that of the 222 stalls in the structure (surface stalls were not observed), no more than 105 stalls were occupied. Based on these documented observations, a sufficient amount of parking has been demonstrated to be available onsite to accommodate removal of 3 spaces.
